There are many positives about this hotel: location wise, it is about a 30 minute drive to most of the popular towns, there is ample free parking, the setting amongst native Umbrian parkland is magical with a walk to a nearby village and it has a great pool. The hotel itself is a former convent and wandering through the ground floor corridors with tiled floors and tiny chapel is a real treat. The reception staff are welcoming and helpful.
From our point of view, which is, of course, subjective, the rooms could benefit from some attention. There was limited storage in the family rooms, especially for families like us who made this stay part of a longer visit to Italy. The bunk bed mattress was the hardest we have ever experienced - easy to change. Spare pillows were unbelievably lumpy. The shower head leaked very badly. Yes, we could have raised all this with the hotel - we went down to see the director twice but she was not available and we were on holiday.
Breakfasts for us were disappointing. This is the only hotel in Italy where we have entered the breakfast room to be faced with a bank of vending machines (one for hot drinks, one for juice/water and another for milk and natural yoghurt (there were no flavoured yoghurts). It was all self service. We really missed fresh coffee and interaction with staff. There was nothing hot - not even a boiled egg!
Charges apply for tennis and mountain bikes - significantly above charges we found elsewhere.
