Great place that’s very efficient!
This hotel is in a great location, kept up impeccably well, and at a reasonable price (for Kyoto!). Rooms here are small (you’ll have to live out of your luggage) but the beds and bathrooms are perfect. My only issues were our basement room (we agreed to it to shave the cost, but if I went again I would have upgraded to a view) and the tv is not foreign-friendly. They have an Apple TV you can hook up your account to, but I was not able to get mine past some regional permissions so I depended on a previous guests account!

Amazing!!
This hotel was spectacular! The location, the staff, the cleanliness, I could go on! Room was small, but expected in Japan. Was still very comfortable! We will be staying here again when we return to Kyoto!

I’ll start with the positives. This hotel was on a great location, was clean, and had a fantastic onsen! However we were given the smallest room ever. There was no spot to put your suitcase down let alone sit anywhere besides the bed. We had to upgrade (even though we asked to upgrade from the beginning). Additionally the staff spoke very little English. And hallway smelt like smoke even thought the hotel was non smoking. Great location, great bath but would spend my money elsewhere.

Overpriced
The location was great and there are two coin washers and dryers that we used and appreciated after two weeks of travel. But other than those two considerations, we were disappointed.The room was tiny, but that is no surprise. The surprise was the complete lack of any effort to make the tiny space feel bigger. No hooks. No retractable drying line. No shelves on the wall.The tv did not pivot so you couldn’t lie on the bed to watch it -you had to sit on the tiny uncomfortable seat directly across from it. To top it off, the free breakfast was unimpressive. (And we have had a lot of breakfast buffets in Japan. ) Missed opportunities to make a 4 day stay more comfortable. The staff was pleasant and helpful, but we felt that we overpaid for this stay.

Three and a half stars. Small hotel in the middle of everything in Gion neighborhood. Near Nishiki market and countless restaurants. But had to switch rooms since the first room we received was the width of the bed (this isn't an exaggeration) and we had no room for our luggage. Average breakfast for Japanese standards. If you're young and don't expect much in the way of service, excellent place to stay. Onsen was a nice touch but being in the basement a bit dark and claustrophobic.
