This guest house is basic but well priced for Edinburgh and not far from the train / bus station. It is off Leith Walk and about 20 minutes walk from the main train station.

Very small but clean rooms which are sufficient for a city trip. Check in didn't work well unfortunately, we received the necessary information a day too late and even though we told them in advance we would arrive late in the evening, we were left at the front door for 10 minutes until somebody finally opened.

Basic and No Frills
Definitely a no frills stay. Located about 25 minutes (on foot) from the train station. They let us check in 15 min early. We asked for a cab at 4:30am they told us they would call one and ended up not doing that. There was no direction on what to do with the keys, so we left them in the room. The rooms were clean, but super small. I feel like I would have benefited from staying a little closer to the action. The price was pretty good and there are some places to eat near by, but it was a meh experience.

The property was good and cheap. Safe. Quiet. Support staff on site. Only drawback is heater was not working and was provided with a noisy fan heater. Not a great option when you have an active toddler.

All good overall
Stay was all well and good. Room was fine, cosy and comfortable, private en suite bathroom was nice too, just slightly small and kind of cramped, but it was all good and clean too. Towels and bed sheets smelt really nice. Tea and coffee making facilities in the room were good as well. The TV was slightly small but it worked and had a good variety of channels.

Dirty, run-down, uncomfortable
This place is just awful. It's one of the worst hotels I have ever stayed in, anywhere. The room I was given was much smaller than the room illustrated on the Hotels.com website. The room was cramped, dirty, and poorly maintained. The television was broken. I complained about that and was told it had been fully fixed. In reality, no-one had even looked at it. The bed was uncomfortable - a cheap mattress laid over planks. The room was noisy, next to the kitchen and there was a horrible noise coming from the pipes every time the people in the room above flushed the toilet. I could go on, but I've said enough. This place really is just awful and I strongly recommend that you avoid it at all costs.

Loud, noisy but great location
We arrived at the hotel and was greeted by a young man who could speak English, this wasn’t a problem he was very kind but did struggle to find the booking due to his lack of English, however I helped with this. We got into the room and it was nice enough, nice decor but very small but as we were only sleeping here we didn’t mind. However during the night the room got worse.. the noise from the piping was very very loud in the room and kept us awake all night, We know it’s not the hotels fault but the rooms above were very very loud banging about at all hours. There was no greeting card or anything in the room to let us know what time we needed to check out, or what the wifi code was. The TV remote was smashed up and wouldn’t work with the TV. The guest house was nice enough, great location, but due to the very noisy rooms and the lack of service. We wouldn’t return here

Our 3-day stay16 Pilirig gust house
Two Adults Monday check-in 15th August 2022 (1 PM) to Thursday, 18th August 2022 (10 AM) £364.53. 16 Pilirig guest house we were welcomed in and given the criteria for our three-night stay. At £115 a night, breakfast is extra at £10 each, Sausage, beans & egg but no bacon, a yale front door key to enter at night and with 2 big old keys for room and a separate bathroom that we had to carry around with us. We climbed 46 steps to the top floor of the house, the attic, where there are four rooms and one bathroom squeezed into where two rooms would have originally been. Our room number 8 has an old-style door lock, and so is the bathroom across the hall. The room is an L shape, with a double bed pushed against the blue-painted chipped wall on the narrow part of the room where I can stand up. The part where I could not stand up in, has a 45-degree ceiling that goes all around the longer end of the room with a single bed under the slope of the attic roof where I banged my head every morning. No window view in this room as only one small Velux widow that we could not open, this is on the slopping ceiling facing the sky with no blind to stop any light from waking us in the morning. I banged my head multiple times while stooping down and moving in the low ceiling space in the main part of the room. There are no chairs in this room so had to use the bed as an uncomfortable seat. The room smells damp, and our clothes got damp even if left in the suitcase. No wardrobe, just a small me

Unprofessional and SCAMMERS!
First impressions: Dinning room and reception dirty. Old and new sheets piled up in the dinning room, are guests expected to eat there? And old rotting banana the only piece of fruit in the fruit bowl turning black and prefectly representing this property. My group arrived and the young lad seemed to have no idea what he was doing. Couldnt find our booking and phone the manager. Gives the phone to me and the manger says hotel.com cancelled my booking. When i called hotel.com to recieve a refund they said they didnt cancel my booking and that the hotel has my money, the hotel refused my refund request then saying it wasnt hotels.com that cancelled it was me? So i wasnt entitled to a refund?! Lying and changing the story to avoid refunding me. It was eventually discovered I hadnt cancelled like they suggested i did so EVENTUALLY refunded. Disgusting how they will do or say anything to keep you from recieving your money back! Tried speaking with the manager about this as well they said over the phone that theyre the manager but once they realised i wanted my money back they changed their story and pretended they had I idea what i was talking about theyre one a receptionist? Hotels.com do the right thing and stop doing business with these scammers.
