There is a rather run down side staircase to the rooms, past an open store area and sealed door to street, across a closed upper bar and through four toilets to reach the rooms. It is owned by a brewery who clearly don't know whether to invest in a hotel or simply own a pub. It is also in Modbury, not in Ivybridge as stated on your site, which the receptionist pointed out on the phone fortunately before we got there.
