Nice hotel, nice!
The hotel is ideally placed between the station and the town centre so very easy to hop on a tram to the airport or the old town. The bedrooms are small but well furnished with spotless modern bathrooms, with a bath which is not usually the case in France. Very good self service breakfast although the scrambled eggs don't keep hot under a single night light. If they cooked omelettes or poached eggs on request it would be perfect! While they are diligent in sending out emails before your stay they don't reply to all the questions eg can we book a table for dinner - but they don't have a restaurant as it turns out. But their dinner recommendations were very good.

Sadly this isn't a mid-range hotel as expected, it is really quite dated and I feel some of the pictures are misleading. We were given a Superior room that had damp on the walls, mould in the shower and really old furniture with a door handle almost hanging off the wardrobe. Felt more like a basic hostel. When we raised this with reception we were able to move to a nicer room with a modern bathroom, it was much smaller though. Also, be aware that only 3 superior rooms have a balcony, so you'd be very lucky to secure one of them. Overall a pretty disappointing experience but it did the job for two nights. The location is the main selling point, everything you need (station, restaurants, Old Town, beach) is within 10 mins walking distance. Breakfast is ok but the room it's served in is very busy and noisy.

This hotel is over priced for what you get. The hotel is old and dated. I had paid for a superior room as this showed having a balcony, on arrival there was no balcony and was told there are only 3 in the whole hotel. I'm my original room there was a horrible smell, paint peeling off the walls and a very dated bathroom. There is a lot of noise from the streets outside and also you can hear people's conversations in other rooms, either they were very loud or the walls are very thin. The breakfast was very poor and on the last day I didn't even eat there. The hotel is not worth the money that is charged.

Very nice for the price
I come to Nice annually; this was my first stay at the Boreal but I would definitely return if it maintains its reasonable pricing. It looked smart and cared for and the desk staff were polite and welcoming. My room was comfortable and a reasonable size for the price. The only downside was the noise on Saturday night with bars and restaurants on the street - but the other nights I was there (till Wednesday) were all no problem.
